Residential Design
Civil design for a single-family residential lot ensures your home is positioned within property setbacks with grading, utilities, erosion control, and septic or sewer systems integrated to support and service your home.
Services generally include:
- Site Layout: Site layout begins with establishing your property’s constraints–zoning conditions, setbacks, buffer areas, and boundaries, to determine the best possible position of your home, driveway, and accessory structures on the property.
- Grading Design: Grading and drainage design is a civil design element that evaluates topographic data and stormwater flow to shape terrain for proper drainage and constructability throughout residential site development and details stormwater pipe infrastructure and sizes.
- Erosion Control Design: Erosion control plans protect exposed soils during construction and, in conjunction with landscaping, support long-term site stability.
- Septic Design: Septic system civil design ensures waste treatment solutions are properly sized and positioned as part of the overall site development plan on residential lots without sewer service or future sewer access. If sewer is not available, you may need a Level 3 soil report to determine soil suitability for a septic system.
- Sanitary Sewer Design: Civil design for sanitary sewer systems provides reliable wastewater conveyance when public utilities are available as part of the residential site development plan, including properly sized sewer connections and infrastructure.
- House Location Plan (HLP): A house location plan details house, driveway, and accessory structure locations in relation to site setbacks to ensure no permanent structures cross property boundaries or setbacks.
- Lot Grading Plans (LGP): A lot grading plan evaluates topographic data, stormwater flow, drainage, and includes erosion control details and buffer areas on the site development plans.
