SERVICES

Property Division, Combination, Reconfiguration, and Land Swap

This service is ideal for landowners looking to create new lots, sell a portion of their property, transfer land to family members, swap property with a neighbor, or prepare land for future development. A survey, stamped by a professional land surveyor, is required when dividing a property into new parcels, combining existing parcels, or adjusting property lines.

As part of this service, our professional land surveyors research available deeds, plats, and public records. Next, our field crew collects field data, including historical monuments and existing site improvements. We then prepare a detailed survey draft that illustrates the proposed lot adjustments as well as the property's dimensions, bearings, distances, acreage, easements, and setbacks. Once approved by the client, the plat is finalized and submitted to the appropriate local governing agency for review and approval.

After agency approval, our survey team returns to mark the new property lines and set new property monumentation, typically in the form of an iron pin. This process results in a documented and clearly defined property adjustment, providing a solid foundation for land transactions, future ownership, and development.
